More information about the property

Czech Republic Sotheby‘s Int. Realty offers exclusively for sale the magnificent Villa Koretz, built by the builder Josef Koretz in 1876, in the spa part of Karlovy Vary in the Westend district. In the years 2013-2014, the villa underwent significant reconstruction and in the last decade served as a family home. The villa is suitable for living, but also as an investment for commercial use.

The villa consists of four floors above ground and one underground floor and the usable area is 810 sqm. The villa has a plot of 1000 sqm, on which there is an access road, parking for 10 cars and a garden with mature trees, shrubs and flowers. In the garden there is also a wooden gazebo, barbecue, children's playground and a garden house. An irrigation system with a rain sensor is a matter of course. The lighting is designed for both the garden and the facade of the building.

In the basement you will find technical facilities, storage space, a modern spacious kitchen with premium Miele appliances, a spacious dining room and a lounge. From the kitchen and dining room there is access to the garden. There is also a spa area with a sauna and a bathroom on the same floor. There is underfloor heating on the whole floor.

On the first floor there is an entrance to the building and a spacious entrance hall lined with marble. There are also two bedrooms that can be used by staff.

On each next floor there is a bedroom of various design in the castle style and each has its own bathroom, while on the top floor there is a spacious suite with 3 bedrooms, a kitchen with access by a spiral staircase to the attic, which used to serve as a playroom for children. The suite has air conditioning. The villa has a total of eleven bedrooms, two study rooms, nine bathrooms and many relaxation and social areas.

In the house you will find modern technology of the 21st century. The whole villa has a smart system for controlling lights, air conditioning, temperature and door control. The air conditioning is controlled for each room separately. The villa also has a first-class indoor and outdoor triple security system.

Due to the fact that the last owners renovated the property for their own purposes, they placed great emphasis on the materials used. In the house you will find only quality wooden furniture brand Stuber, which was made in Switzerland. On the walls you will find Italian stucco and natural stone, various types of marble, including blue, silk or paper wallpaper. Luxurious Italian chandeliers and lamps are on display in each room. On the floor you will mostly see stacked parquets and marble. Bathroom accessories are from Flaminia brands. and Geberit. All railings and fences are the work of Czech blacksmiths.

Location - Karlovy Vary

Although Karlovy Vary was founded by Charles IV. as early as 1350, reports of the beneficial effects of the local thermal and mineral springs spread to the world only in the 18th and 19th centuries. However, the influx of guests has not stopped since then and today Karlovy Vary is rightly one of the most famous spas in Europe. However, the surrounding area is also ideal for sports activities, as there are several golf courses and the mountains are within easy reach.
