Sale of an unique rural settlement in the romantic landscape of Šumava foothills. The building was rebuilt from an original stone mill constructed by the end of the nineteenth century. During the reconstruction one of the two main buildings was entirely renovated and the truss was completely replaced in the other, but it is necessary to complete the reconstruction of the second building for its further use. The last building of the complex is a spacious barn which could find use as a garden equipment and wood storage, a garage, to set up stables and the like. The original lead was also completely cleaned and restored and at the moment it is used for a private, fully functional hydroelectric power plant with an interesting profitability. The complex has one courtyard and one garden with grown trees. The mill is located in a charming valley in a complete solitude, there is utmost privacy and peace - the nearest village is about 1 km away, however, a separate asphalt road leads to the mill. The property is an ideal choice for those who are looking for a rural retreat for their own relaxation, but it could be also a very attractive investment opportunity - in addition to the power plant revenue, it is possible to build apartments in the second building and rent them together with the main building for short term vacations.

The dominant feature of the lower floor of the main building is a large living space - the kitchen with dining area is complemented by a spacious living room, which is full of light due to the large windows and a pair of french doors leading to the terrace and garden. The feel of coziness and homeliness is provided with a fully functional stove, custom made furniture and especially with massive wooden beams and ceiling. On the lower floor there is also a guest bedroom and a bathroom with a corner tub. You can find a spacious master bedroom with a working corner, a smaller room usable as a study or a guest room, a second bathroom and a pantry on the second floor and yet another storage space is provided in the attic. There are also wooden beams on the entire upper floor, which together with the wallpapers on the walls and the rest of the interior designed by Denisa Bartošová underline the rural atmosphere. The floors in the whole house are covered with tiles, oak or cork flooring, in the bathrooms, hallway and kitchen there is underfloor heating. The heat is provided by a heat pump and there are also two own wells.

The second building is in the original state and at the moment it can be used as a background for the farm and household; for a comfortable living a complete interior reconstruction is necessary though - only the roof and truss were replaced here. Both living floors offer total amount of 380 m2 of interior space, the attic another 143 m2 - there is a possibility to increase the total area a little, for example, by building a duplex apartment with a gallery. If necessary, the second building can be connected to the main building (there is a possibility of a walkthrough) and create a really generous residence, or you can build individual apartments for commercial rent or demolish the entire building (it is not state protected). The barn, the third separate building has an internal area of approximately 116 m2. The power plant building is accessible directly from the common yard.

 

Location - South Bohemia

The property is located near Volyně in South Bohemia, close to the Šumava slopes, hills and forests. The nearest landmark is the Boubín hill, on which there is a legendary Czech primaeval forest, nearby there are other popular Šumava localities - Borová Lada, Kvilda or Lenora, there are countless hiking and biking trails in the immediate vicinity. Nearby are the towns of Volyně or Vimperk, the nearest larger town is Strakonice (about 15 km). Černětice are about 110 km away from the southern edge of Prague, a substantial part of the route can be reached by highway.
